About the Perth - South East region
Perth - South East covers the area of metropolitan Perth extending from South Perth and the Airport in the north to Serpentine in the south. It includes the LGAs of:
- South Perth,
- Victoria Park,
- Belmont,
- Canning,
- Gosnells,
- Kalamunda,
- Armadale and
- Serpentine - Jarrahdale
Key findings
A diverse region, set to experience significant growth
The Perth - South East region is expected to grow strongly from 2021 to 2046. This growth will range from high rise apartments in the heart of Perth, through to new estates mushrooming on the fringe of the metropolitan area. The region is forecast to add 265,000 people in the period 2021-2046, growing by 48%.
In the base year of 2021, Canning Vale - East, Thornlie and Armadale - Wungong - Brookdale were the most populous SA2s in the region. By 2046 growth in new housing estates sees Armadale - Wungong - Brookdale, Huntingdale - Southern River, Byford and Mundijong as the largest SA2s by population. Victoria Park - Lathlain - Burswood and South Perth - Kensington are also expected to experience significant population growth driven by apartment and medium density development.
In terms of overall growth, the SA2 of Mundijong is forecast to experience the highest amount of population growth. This is driven by new residential expansion which gains pace later in the forecast period as areas closer to central Perth around Armadale and Byford begin to exhaust available land supplies.
Major growth precincts in the short term include Haynes, Hilbert, Piara Waters and Champion Lakes in Armadale LGA, Southern River in Gosnells LGA and Byford in Serpentine - Jarrahdale LGA. In the medium term, it is expected that areas such Canning city centre, the Canning Highway corridor, the Burswood Peninsula and Redcliffe will provide and increasing number of new dwellings.
Many established areas are expected to experience a relatively stable population over the forecast period. This includes areas in the Perth Hills as well as areas more remote from major transport infrastructure.
