Challenge
Armadale came to .id with a need to understand more about the recent economic performance of their region and what was driving change. They were also keen to explore the development occurring at one of their largest employment precincts.
Our Method
.id prepared an Economic Health Check for Armadale which utilised a range of up to date datasets to assess the current state of play and identify key issues and opportunities for growth. We also developed a clear and concise overview of the Forrestdale Business park using our precinct analysis tool.
Highlights
Our analysis highlighted the substantial growth occurring in the region and the industry and demographic drivers behind it. The Health Check identified industries that were under-represented and could be supported by targeted investments. The report also represented the scale and characteristics of the divergence between local jobs and employed residents.
Results
The outcome for Council was evidence-based insights that informed and supported investment and development strategies. The insights also helped shape discussions with local business and community stakeholders.
Economic Spotlight on the City of Armadale
In 2022, our consultants conducted an Economic Health Check for Armadale as the City looked to explore recent trends and identify what factors or industry changes were driving the economy. The following year we prepared a detailed analysis on one of their largest employment precincts - the Forrestdale Business Park. Here's what we found.
New residential developments driving population servicing industries
Armadale has experienced population growth rates double the metro average in recent years. Growth has been particularly strong in young families leading to huge demand for education and childcare services and the development of new schools.
Industrial precincts are also expanding
Growth in local industrial parks has seen an expansion of manufacturing and mining related jobs. Completion of developments in Forrestdale Business Park has also boosted wholesale trade and logistics activity.
New energy hub to raise the level of productivity in the region
The development of the Western Power South Metro Depot, a $123 million purpose built facility, will support an uplift in local economic value with the utilities sector having above average worker productivity levels.
Major projects to increase professional occupations and support city centre uplift
A number of large scale facilities such as the Armadale Police Complex and Courthouse and the new Armidale TAFE will not only support ongoing professional jobs in the LGA, but also increase the density of employment in the centre of Armadale. This will have spillover effects for local retail and hospitality businesses.
Plans need to be made to balance residential and employment land demands
The substantial expansion of residential estates alongside major existing and planned industrial developments can create land use conflict. Increased road congestion can lead to a decrease in commercial transport efficiency. Residential concerns and/or policy restrictions regarding potential pollution can impact the growth potential of industrial areas.
